  • Representation of a national retailer with 100+ locations across America in its commercial lease negotiations and ongoing support regarding landlord/tenant issues.

  • Representation of a nonprofit developer in a $4,500,000 historic theatre rehabilitation project from conception to closing. The deal included State and Federal Historic Tax Credits as well as loan products from 7 unique lenders and equity investment from a private company. 

  • The successful structured exit of a New Market Tax Credit deal involving multiple parties and a complicated refinancing of an additional property involved in the transaction. 

  • Representation of a regional housing developer and landlord with a portfolio of 250+ residential units. 

  • Representation of a national retailer selling their portfolio of retail stores and assigning over 70 commercial leases in a $25 million deal. 

  • Counsel to clients on land acquisition and development strategy, including ground-up developments and rehabilitation. 

  • Counsel to clients on enforcement of purchase and sale agreements, title issues, easement rights, adverse possession issues, residential and commercial lease disputes, real estate agent and broker disputes, covenants and restrictions, zoning and variance issues and foreclosures. 

  • Representation of community development corporation in drafting and negotiating development agreement for a 62-unit scattered site in-fill housing project that will bring affordable homes and mixed-use development to a Cleveland neighborhood. 

  • Representation of several large condominium associations and individual board members and residents. 

  • Representation of clients to secure and grant easements and licenses, including negotiating and drafting for everything from utilities to ingress and egress. 

  • Representation of community development corporations and active citizens in nuisance abatement actions aimed at rehabilitating houses and multi-unit residential buildings in order to remove blight. Our team has represented plaintiffs and receivers in over 25 actions, one of which involved the rehabilitation of 10 blighted properties, which have been returned to useful and productive homes. 

  • Negotiate early termination and settlement of 20+ commercial leases on behalf of the tenant who had commercial store fronts throughout the United States.
